What changes the price
No dollar ranges on this page. A number without a site look is a guess. These are the factors the written estimate actually uses.
Shower rebuild or surface refresh
New fixtures on a sound shower are not the same price as a new pan and a new wall.
Layout
Moving the toilet or the shower head means plumbing. Keeping them put does not.
Tile and glass
The tile is an allowance or a named product. Glass is measured after the curb is in, not guessed from a photo.
Ventilation
A fan that dumps into the attic is not ventilation. Ducting to the outside is a line item when it is missing.
When a repair is enough
A valve, a toilet, or a recaulk can be a repair when the waterproofing behind the wall is intact.
When the shower comes out
Soft subfloor, a pan that was never waterproofed, or a tub-to-shower conversion is a rebuild. Tile on top of a failure is how you buy the job twice.
What the scope includes
- Demo of the fixtures and finishes in the scope
- Waterproofing where the shower is rebuilt
- Rough plumbing and a fan ducted outside when that is included
- Tile, glass, and fixtures named or allowed
- A water test note on a rebuilt shower before the glass goes on

Questions on bathrooms
Tub to shower?
Yes. It is a rebuild of that wall and pan, not a panel kit slipped over the tub, unless that is what you asked for and the estimate says so.
One bath or all of them?
Either. Hall baths and primary baths are listed separately so the finishes do not get blended.
How long is the water off?
The schedule names the days. A hall bath can stay in service while a primary is rebuilt, when the house has more than one.
