Stucco in Oceanside
Patch work, re-stucco, and color coat on Southern California walls that have been in the sun for decades.
Beach cottages and newer inland tracts. The weather changes a few miles from the water. Coastal corrosion on the west side, harder sun and tile roofs further inland.
What changes the price
No dollar ranges on this page. A number without a site look is a guess. These are the factors the written estimate actually uses.
Area and height
Square footage and the number of stories drive scaffold time.
What is under the color coat
A sound brown coat can take a finish. A soft substrate cannot. We do not price the hidden part as if we have already seen it.
Openings and trim
Windows, lights, and decorative foam change the labor even when the wall area looks simple.
Color
A new color coat on a patched wall is specified. An invisible match on a faded elevation is not guaranteed.
When a repair is enough
Hairline cracks and a small impact hole can be detailed and coated if the brown coat behind them is still stuck.
When the wall has to be opened
Hollow stucco, a failed weep, or staining that keeps coming back at a window means opening that area. A full re-stucco is a different scope from a patch, and the estimate says which one it is.
What the scope includes
- Masking of windows, plants, and adjacent surfaces
- Crack detail or removal of failed stucco, as written
- Lath repair where the wall is opened
- Brown coat and finish coat, or finish coat only when that is the scope
- Cleanup of the perimeter
How the job moves
We sound the wall, look at weep screeds, and check window corners, where cracks usually start.
01
Tell us the project
Name, phone, ZIP, and the trade. You get a reference number. Sending the form does not book a visit.
02
Walk the house
A lead looks at the actual assembly: the roof, the wall, the shower, the yard. Photos and measurements, not a guess from the curb.
03
Write the scope
What is in, what is out, the material, and a schedule you can read. Allowances are labeled as allowances.
04
Build it, then walk it
The crew works the written scope. At the end you walk it with the lead before anyone calls the job done.
Questions on stucco
Can you match my color?
We can coat a field so it reads as one wall. A postage-stamp patch on a 15-year color coat will often flash. The estimate says whether we are patching or recoating the elevation.
Is this siding work too?
The page is stucco, which is most of the housing stock here. If a wall is wood or fiber-cement, we say so in the scope instead of pretending it is stucco.
Do cracks mean the house is moving?
Sometimes they are finish cracks. Sometimes they line up with a window or a footing. The site look is how we tell you which one we think it is. We are not a soils engineer.
Can this be financed?
Homeowners can ask about payment options through a lending partner. Nextstar Connect is not the lender. Subject to credit approval. Terms vary. We do not publish rates.
