Paint in Irvine
Interior rooms and exterior elevations, including the scrape, caulk, and prime that coastal sun and stucco demand.
Village tracts and tile roofs, with HOA rules that belong in the scope before anyone orders material. Most houses are stucco and concrete tile. Exterior changes often need an HOA packet.
What changes the price
No dollar ranges on this page. A number without a site look is a guess. These are the factors the written estimate actually uses.
Interior, exterior, or both
They are different crews of tasks. The estimate splits them.
Prep
Scrape, caulk, prime, and stain blocking move the price more than the sheen.
Height and texture
Two stories, heavy lace stucco, and a lot of trim take longer than a smooth one-story wall.
Color change
Covering a deep color, or painting a ceiling that was never painted, is extra coats, written down.
When it is a repaint
If the coating is stuck and the wall is sound, the job is wash, caulk, spot-prime, and finish coats.
When prep is the whole job
Peeling to bare stucco or bare wood is not a one-coat refresh. Failed coating comes off first. That labor is its own line.
What the scope includes
- Protection of floors, plants, and fixtures
- Wash, scrape, and caulk as the surface needs
- Prime on bare or stained areas
- Finish coats in the product and sheen named in the estimate
- Daily cleanup of the rooms we are in
How the job moves
We look for peeling, chalking, and stains, and we count stories before we talk about a color.
01
Tell us the project
Name, phone, ZIP, and the trade. You get a reference number. Sending the form does not book a visit.
02
Walk the house
A lead looks at the actual assembly: the roof, the wall, the shower, the yard. Photos and measurements, not a guess from the curb.
03
Write the scope
What is in, what is out, the material, and a schedule you can read. Allowances are labeled as allowances.
04
Build it, then walk it
The crew works the written scope. At the end you walk it with the lead before anyone calls the job done.
Questions on paint
Do you paint cabinets?
Cabinet finishing can be part of a kitchen scope. A whole-house interior repaint does not automatically include them.
Which rooms?
The ones listed. Occupied houses are phased so you are not living in wet paint in every room at once.
Exterior only?
Yes. Exterior-only is a normal job, especially before a sale or after a stucco repair.
Can this be financed?
Homeowners can ask about payment options through a lending partner. Nextstar Connect is not the lender. Subject to credit approval. Terms vary. We do not publish rates.
