General Remodel in Chula Vista
Openings between rooms, additions that are not ADUs, and whole-home remodels with one schedule and one written scope.
South-bay sun, tile roofs, and stucco houses that bake through the afternoon. Heat, attic ventilation, and exterior coatings matter as much as the finish color.
What changes the price
No dollar ranges on this page. A number without a site look is a guess. These are the factors the written estimate actually uses.
How much of the house
A pass-through and a second-story addition are not neighbors on a price list.
Structure
If a beam or an engineer is required, it is named. We do not hide it inside “misc.”
Kitchens and baths inside the job
They get their own lines so a cabinet delay does not blur the whole contract.
Occupied or empty
Dust control, daily cleanup, and after-hours work cost more in a house you are sleeping in. The scope says which house it is.
When you do not need a general remodel
If the job is one trade, it belongs on that trade’s page. A roof is a roof. A general remodel is for work that has to be sequenced.
When the house is the project
Opening a wall, adding square footage, or rebuilding several rooms is a phased scope. The estimate says what happens first and what waits.
What the scope includes
- A phase plan you can read
- Protection of the rooms that stay in use
- Demo, framing, and the trades in order
- Finishes room by room, as specified
- A walkthrough against the written scope before we call it done
How the job moves
We walk the rooms in the scope, note what you will live in during the work, and flag anything that looks structural.
01
Tell us the project
Name, phone, ZIP, and the trade. You get a reference number. Sending the form does not book a visit.
02
Walk the house
A lead looks at the actual assembly: the roof, the wall, the shower, the yard. Photos and measurements, not a guess from the curb.
03
Write the scope
What is in, what is out, the material, and a schedule you can read. Allowances are labeled as allowances.
04
Build it, then walk it
The crew works the written scope. At the end you walk it with the lead before anyone calls the job done.
Questions on general remodel
Is an addition an ADU?
Only if it is a separate dwelling. A bedroom wing or a bigger kitchen is a general remodel. We will not mislabel it.
One contract or several?
One written scope, with trades listed inside it, so you are not coordinating five contractors who have not met.
Can the work be phased?
Yes. Phasing is how an occupied remodel stays livable. Each phase has its own done-definition.
Can this be financed?
Homeowners can ask about payment options through a lending partner. Nextstar Connect is not the lender. Subject to credit approval. Terms vary. We do not publish rates.
